No matter how many times we have begun a new architectural home build, we know that failing to plan is planning to fail. We follow set guidelines for our planning, design, and building phases, keeping you informed at all times of exactly where we are in the process. Our build process is as follows:
Foundation
Initial meet for coffee and idea discussion.
Budget for the build.
Ideas for the build.
Time frames and choosing your designer to meet your needs.
Framework
Design Concept Plans.
It's important to iron out any design faults and eliminate the possibility of variations, as variations equal extra costs. We want to provide the most accurate contract possible for you.
Schedule of materials and finishes/check list the plans. In order to provide the sharpest and most accurate contract we take extra steps to finalise the materials and finishes.
Finalise the plans, prep the contract and get plans into council for approval.
The design process takes an average of 4-5 weeks; council predicts around 20 working days to process and issue consent.
Crafting the House
Signing the contract and fully understanding what it is that we will be providing.
Programme the job in our construction management software.
This will give you an online portal that provides:
An up-to-date live schedule for the job.
Monthly client reports which will include photos, a summary of what work has been started or completed, and reports on any completed inspections.
Cost management updates.
Project Quality Assurance
BuildLab spends lengthy amounts of time studying the plans to gain a true understanding of every step of the build. We also challenge the process and the details to anticipate and solve any complications the team may face when they are in the construction phase.
Carefully detailed check lists and schedules are planned for every day of every week. We will regularly conduct site meetings with the clients to assure complete understanding and satisfaction with the build is achieved. We also understand not everyone has time to get to site with their busy schedules. Daily logs and photos will be added to a client’s online portal, allowing them to be involved with the build at all times via their computer or smartphone.
In order to get the best subcontractors for our custom home builds, we have partnered with trusted members of the community that we know will do their very best to meet deadlines and produce outstanding results. Subcontractors play a major role in the build and keeping them happy is a top priority to ensure they look after us and fit our projects into their busy schedules.
